8:00am – 3:00pm

Greenbaum partner Steven G. Mlenak, who leads the firm’s Community Association practice, will participate in a panel discussion on “Navigating New HOA Legislation in New Jersey” at the CAI-NJ 2026 Conference & Expo, which will take place on Thursday, October 15, 2026, from 8:00am – 3:00pm, at the New Jersey Convention & Exposition Center in Edison. The firm will be based in Booth #917 at this year’s event.

Presented by CAI-NJ’s New Jersey Legislative Action Committee (NJ-LAC), this legislative update will address timely legal issues affecting New Jersey HOAs, including how new laws impact governance, elections, finances, and building safety. Attendees will gain an understanding of key advocacy efforts and how the legislative process works. The session, scheduled for 2:15pm – 3:00pm, will simplify complex updates and provide tools for board members, managers, and other community leaders so they can lead with confidence during times of change.

Steve is a past President and Executive Committee member of CAI-NJ and currently serves on its Board of Directors. His community association practice provides strategic guidance and general counseling to condominium and homeowners association clients across a broad range of legal issues. He supports common interest communities throughout New Jersey in the interpretation and amendment of governing documents and by-laws, drafting contracts, the collection of delinquent assessments, the enforcement of rules and regulations, operational and maintenance issues, the fiduciary responsibilities of board members, transition negotiations and litigation, and Municipal Services Act compliance. When disputes arise, he represents associations in alternative dispute resolution proceedings, construction defect litigation, Fair Housing matters, and landlord-tenant disputes, ensuring his clients remain compliant and protected.
